Green Street estimates a $13 million overhaul of the property once it is complete, redeveloping the spaces as tenants are secured. The property fits with Green Street’s vision of revitalizing the City of St. Louis.

Because of this approach, structures now empty or underutilized corporate buildings, can be reborn for the next generation of business leaders and companies.

One way 2329/2351 Market St. is able to accommodate startups is by offering “tech-enabled” spaces. This refers to a space that anticipates the technical needs necessary to operate businesses big and small. For Avatara’s office space and additional offices inside their 2329/2351 Market St. location, Green Street tapped St. Louis-based architecture firm Arcturis to create and build the infrastructure and aesthetics for startups and tech companies. Arcturis’ portfolio includes the Cortex Innovation District, including CIC@CET, and a host of other high-profile projects.

Right in the Middle

2329/2351 Market’s location might just be one of its biggest selling points. Sitting just off of Interstate 64 makes the building an ideal place for any company with employees commuting from over the region and with both the Cortex Innovation Community and the Downtown Innovation Community minutes away, companies have easy access to any and all startup action while maintaining their own unique spaces.

Couple that with the nearby amenities of Union Station, Peabody Opera House, Scottrade Center and City Garden (and all those Downtown and Midtown eateries) and tenants will be sitting comfortably right in the middle of it all.
